Announcing compensation plan for residential and commercial service project of over 81 hectares

On July 6, the People's Committee of Ben Luc Commune, Tay Ninh Province held a meeting to announce the decision to approve the compensation, support and resettlement prices for the Thanh Phu Residential Area combined with commercial services project. The total cost of implementing the plan is about 1,800 billion VND.

People came to Ben Luc Commune People's Committee to listen to the announcement of compensation plan for project implementation.

At the meeting, the People's Committee of Ben Luc commune announced Decision No. 7500/QD-UBND, dated June 27, 2025 of the People's Committee of Long An province (now Tay Ninh province) on approving the detailed construction planning project at a scale of 1/500 and the compensation, support and resettlement plan when the state reclaims land to implement the project in Ben Luc commune.

The project has a total recovered area of ​​81.2 hectares, affecting 368/381 households and individuals in the first phase. The payment cost is about 1,800 billion VND, paid by BEHS Joint Stock Company and Covestcons Company Limited.

According to the plan, the population of the project is about 4,800 people. Specifically, the residential land area is 21.12 hectares, accounting for 24.79% of the project land area, including new residential land (adjacent residential land, villa residential land) and resettlement residential land.

Of which, there are about 698 adjacent residential land lots/units. Maximum building height is 5 floors. Villa residential land has about 318 lots/units, maximum building height is 4 floors. Resettlement residential land has about 282 lots/units, maximum building height is 5 floors.

At the meeting, people were informed in detail about the draft plan to approve compensation, support and resettlement prices for the project.

At the same time, hand over the draft calculation table of compensation and support costs and the opinion form on the calculation table of compensation and support costs to individual households for people to review. If there are any errors, they will coordinate to adjust them according to the prescribed procedures.

According to the plan, the cost of compensation, support, resettlement and other expenses is about 1,800 billion VND.

Chairman of Ben Luc Commune People's Committee - Nguyen Thanh Nam said that the local government continues to coordinate with people to properly resolve related issues to ensure legitimate rights and interests.

On the other hand, the commune will coordinate to implement the project on schedule, contributing to local development in the direction of urban - commercial - service - industrial./.
