According to the Vietnam Real Estate Brokers Association, the resort real estate market continued to recover "slowly but surely" in the first quarter.
Accordingly, investors found new directions for projects and investment demand recovered. The supply of tourism and resort real estate continued to improve with 950 new products for sale, 2.4 times higher than the previous quarter and nearly 3 times higher than the same period in 2024, although it was only 18% of the same period in 2022.
Newly launched projects were absorbed relatively well, with a rate of 51%, equivalent to more than 400 transactions.
Mr. Dang Quoc Viet, General Director of Smartland Company, specializing in selling high-end resort real estate products, said that although the recovery has not been as strong as in the years before the pandemic, current resort real estate projects have been heavily invested in, focusing on depth from reputable investors with solid legal status.
In particular, projects near the center of Ho Chi Minh City and with elements of provincial mergers, such as the Ixora Ho Tram project or Blanca City in Vung Tau City.

Coastal resort real estate projects attract customers
However, according to Mr. David Jackson, resort real estate still faces some "bottlenecks". Specifically, despite having a marine spatial planning and legal framework, regulations related to land use right certificates, land lease terms, investment licensing and environmental protection are still complicated.
On the other hand, transport infrastructure and public utilities have not developed synchronously. Although aviation infrastructure has improved significantly and there are many new direct flights, the inter-regional and inter-provincial road infrastructure system is not really well connected.
This affects accessibility and visitor experience, especially during peak season or bad weather.
