Specifically, while studying for a master's degree in Ho Chi Minh City, Nga met a man named Hong who drove a motorbike taxi and specialized in forging certificates of land use rights, house ownership rights and other assets attached to land.

Nga ordered 10 fake land use right certificates, house ownership certificates and other property certificates attached to the land for 40 million VND. The information in the fake documents was taken by the female defendant from real land records when she was an officer at the Department of Natural Resources and Environment of Cat Tien district and some plots of land in the name of her family members.

The female defendant then used the fake land use right certificates to mortgage 6 people to borrow nearly 3.8 billion VND . However, when the payment date came, Nga was unable to pay, so the victims denounced her.
