According to many experts, the commercial area in Dong Nai will have many advantages for development when the locality owns an increasingly synchronous and modern transportation system. This creates conditions to promote the local socio -economy, which is the growth engine in the new era of Dong Nai.
Towards a complex free trade zone
Long Thanh Airport and Phuoc An Port are two infrastructure projects located in strategic locations, easily connecting Dong Nai province with major markets in the region and the world . Thereby, helping Dong Nai have many conditions to develop integrated commercial zone models, aiming to become an international center of logistics, technology, trade, and innovation.
According to the draft project, Dong Nai Commercial Complex with a total area of about 8.2 thousand hectares, is connected to Long Thanh Airport and Phuoc An Port. The total investment cost of the project is about 16 billion USD, of which public investment capital is about 5%, domestic private investment capital accounts for 40%, and the remaining 55% is foreign direct investment capital.
The complex commercial area will directly connect Long Thanh Airport and Phuoc An Port, creating a multimodal logistics chain, helping to optimize costs and enhance competitiveness. At the Dong Nai Free Trade Zone Workshop “Growth Motivation in the New Era - Taking Off with Long Thanh Airport” organized by the Provincial People's Committee at the end of June 2025, Mr. Nguyen Xuan Son, representative of Vietnam Airports Corporation (ACV), shared that the characteristic of the FTZ at Long Thanh Airport is the connection with aviation infrastructure. This FTZ is not simply a duty-free zone, but must be a place to position the role of Long Thanh Airport as an international air transit hub and of Dong Nai province in the global supply chain - where goods not only pass through, but are also processed, stored, have their value added and redistributed internationally.
Dr. Tran Du Lich, member of the National Monetary Policy Advisory Council, member of the Dong Nai Province Socio-Economic Advisory Group, expressed that Dong Nai currently has many conditions, advantages, and strengths to build a trade zone. At this time, Dong Nai Province builds a trade zone with functions to participate in the global supply chain, maximizing the efficiency of Long Thanh Airport and Phuoc An Port, which is completely reasonable. The locality needs to adjust the master plan to suit the new conditions, the new province, as well as invest in priority projects, breakthroughs with traffic routes to promote regional connectivity, creating favorable conditions for the development of trade zones...
Vice Chairman of the Provincial People's Committee HO VAN HA emphasized that relevant departments, branches and localities need to coordinate in performing state management functions in assigned fields, ensuring that activities related to Dong Nai Trade Center are consistent with the general development plan and current regulations.
Build specific mechanisms to attract investment and human resources
Dr. Truong Minh Huy Vu, Director of the Ho Chi Minh City Institute for Development Studies, Head of the Socio-Economic Advisory Group of Dong Nai Province, stated that the commercial zone should be oriented towards regional linkage development, developing a new development space with Long Thanh Airport as the center, taking advantage of the development potential of the new Dong Nai province. Vice Chairman of the Provincial People's Committee Ho Van Ha said that Dong Nai Commercial Complex is expected to have 4 functional sub-areas including: high-tech industrial production functional area; logistics area; financial and commercial services area; innovation area. With 8 policy groups and 29 specific mechanisms, this place promises to become a center for high-tech industries, financial services, logistics, innovation and international trade.
According to Dr. Nguyen Tang Nghi, Head of the Department of International Relations, University of Social Sciences and Humanities (Ho Chi Minh City National University), in addition to taking advantage of the advantages of important strategic locations, the driving forces for the development of airports, seaports, industrial parks, and airport urban areas, human resources will be the key factor, deciding the development and breakthrough of Dong Nai, including the development of the commercial area associated with Long Thanh Airport, Phuoc An Seaport, etc. Therefore, the province needs to have more policies and mechanisms to attract experts, link with training institutions and large universities in the region, thereby creating conditions for the development of high-quality human resources for the locality in general and the commercial area in particular.
