According to National Assembly delegate Nguyen Quang Huan ( Binh Duong ), Vice President of the Vietnam Association of Private Entrepreneurs, in urban planning, development according to the public transport system (Transit Oriented Development - TOD) is an urban development model based on the orientation of public transport development, taking traffic hubs as the point of population concentration to further form a decentralized transport system.

This model aims to maximize residential, business and entertainment space, strengthen the local economy, and cut costs and travel time for residents.

With the expected speed of 350km/h of the high-speed railway, the Hanoi - Vinh (Nghe An) route will be shortened to 1 hour. Or with just over 8 minutes on the train, people and tourists from Hanoi can reach Phu Ly. It is expected that from Hanoi to Ho Chi Minh City will only take about 5 and a half hours.

Mr. Nguyen Van Dinh, Chairman of the Vietnam Real Estate Brokers Association, analyzed: Developing urban areas along high-speed railways is an effective solution to solve the problem of housing supply and demand in Hanoi and Ho Chi Minh City - the two "hottest" localities on this issue.

If this route is put into operation, it is likely that people studying and working in Hanoi whose hometowns are about 100 - 300 km away from the city will also be able to "go in the morning and come back in the evening". When demand decreases, it will create conditions for the price of buying and renting houses in big cities to slow down, no longer being as hot as it is now. And gradually this will help restructure the real estate market, repositioning the market.

Land fever in big cities and provincial centers will gradually disappear. In the more distant future, with the strong development of high-speed railways, the dream of a house for the poor will soon be realized.

Sharing the same view, Professor Dang Hung Vo, former Deputy Minister of Natural Resources and Environment, said that the construction of the North-South high-speed railway will help form large urban areas along the route, contributing to reshaping the real estate market.

Sharing the same view, Mr. Do Van Hat, Chairman of the Board of Directors of Transport Investment and Construction Consulting Joint Stock Company, said that Vietnam has a long terrain, therefore, the North-South high-speed railway line after its launch will be able to impact the entire economic corridor along the country, including real estate.

Compared to some countries with high-speed railways, each railway line will usually only develop one horizontal or vertical axis due to the large and round terrain. But Vietnam only needs a single railway line running from North to South to have an economic impact on all regions across the country.

Specifically, when the high-speed railway is put into operation and the North-South real estate ecosystem is formed, the population distribution across the country will be more harmonious and reasonable. People can return to localities along this route to live, while still being able to work in big cities or other localities.

Expert Nguyen Tri Hieu also expressed his opinion that, in addition to developing the North-South high-speed railway, Vietnam should study in advance the planning of urban areas along this route because it is necessary and important.

It must be a transnational plan. The scale does not stop at developing the North-South railway axis but also needs to develop the real estate ecosystem, specifically the urban areas along this route. These urban areas will attract people to live and do business because they can be in one province in the morning and return to another province in the evening thanks to the high-speed railway ,” said Mr. Hieu.

From there, a real estate ecosystem is formed along the highway corridor, where land funds are still large, prices are reasonable, and there is potential for sustainable growth - creating conditions for medium- and long-term investors to enter strategically.

According to Mr. Huy, the important thing is not only to build the routes, but more importantly, to turn these axes into “new growth poles”, transnational development corridors. That is how many countries have overcome such as China, Japan, France, Germany…

Experts also say that highway projects, whether road or rail, are often built outside urban areas, mainly on farmland, so businesses may develop real estate in suburban areas, building urban areas across the country.

Recently, VinSpeed ​​High-speed Railway Investment and Development Joint Stock Company (under the Vingroup ecosystem) announced that it has registered to invest in the North-South high-speed railway project. The enterprise expects to start construction before December this year and operate the entire route before December 2030.

Responding to this opinion, many ministries and sectors have basically supported and welcomed this proposal. Meanwhile, Deputy Prime Minister Tran Hong Ha also requested ministries to report on VinSpeed's proposal before May 22.
