Stop real estate chicken herding: Improve brokerage quality

On the afternoon of August 26, at the workshop "Standardizing training and certification - Raising the level of professional brokers" organized by the Vietnam Association of Real Estate Brokers (VARS) in Ho Chi Minh City, Mr. Nguyen Thai Binh , General Director of Dong Tay Land, said that when recruiting, he pays special attention to the knowledge, skills and attitudes of brokers. But in reality, only about 10% of employees have legal certificates, the rest have not been granted or have expired. Therefore, many businesses have to organize training in their own way, lacking common standards, which easily leads to the situation of brokers making mistakes, even "herding" customers, causing damage to businesses and affecting the market.

Ms. Nguyen Thuy Duong, Director of CTS Construction Training and Research Joint Stock Company, pointed out a different reality when many people working in the brokerage profession only consider the certificate as a "ticket to pass the door", and do not really pay attention to knowledge. Therefore, they often choose short, cheap, easy-to-pass courses instead of formal training. Therefore, it is extremely necessary for the Ministry of Construction to standardize training and tighten quality.

From the association's perspective, Dr. Nguyen Van Dinh, Chairman of VARS, emphasized that real estate is the lifelong asset of many families, so brokers must be responsible and highly specialized. If training units are weak and the program is sketchy, it is no different from aiding violations. "To improve the level of brokers, we must ensure the quality of training from the root, while also requiring professional ethics," Mr. Dinh emphasized.

Sharing the same view, Ms. Tran Thi Cam Tu, General Director of EximRS, said that in her company, only 10% of employees meet the certification standards. Therefore, EximRS must cooperate with training units to take exams to issue certificates to employees. However, the organization of the exam has recently been delayed, causing confusion for the company. She recommended that the Ministry of Construction quickly clear the exam process, at the same time research and standardize the criteria nationwide, and even allow online exams to avoid the situation of buying fake degrees.

Ms. Hoang Thu Hang, Head of the Real Estate Market Management Department under the Department of Housing and Real Estate Market Management (Ministry of Construction), said that after the 2023 Law on Real Estate Business took effect, the assignment of localities to organize certification exams was stuck again for many reasons and the Ministry of Construction is currently looking for solutions.

Mr. Vuong Duy Dung, Deputy Director of the Department of Housing and Real Estate Market Management, acknowledged the need for comprehensive improvements from curriculum, testing methods to certification procedures. It is even possible to "internationalize" to improve the quality of content and form, avoiding the situation where each locality does things differently.

Concluding the workshop, Mr. Pham Lam, Vice President of VARS, emphasized: "In any profession, you need to learn for real, work for real and live for real to serve customers properly. If the business owner lacks ethics and lets employees make mistakes, not only the customers but also the employees themselves can get into trouble with the law."

He cited examples of real estate companies that made mistakes, had irresponsible leaders, committed fraud, were prosecuted, and many employees were arrested and lost their careers. Therefore, according to him, in the long term, floor owners need to be stricter, only recruiting brokers with practice certificates, and at the same time continuing to provide additional training to improve the quality of the entire team.
