Lam Dong rectifies illegal real estate brokerage, causing market disruption

The document of Lam Dong Provincial People's Committee clearly stated that recently, the situation of illegal real estate brokerage (land broker) activities has become complicated, especially in areas with planning information, implementation of infrastructure investment projects, tourism , urban areas...

This is leading to many negative consequences such as disrupting real estate market information, creating "virtual fever" in land prices, causing disputes, construction violations, affecting the investment environment, and local security and order.

In particular, after the two-level local government came into operation, communes, wards, and special economic zones still encountered some difficulties and problems in handling administrative procedures related to land.

Lam Dong Provincial People's Committee directed the People's Committees of communes, wards and Phu Quy special zone to strengthen inspection, supervision and strictly handle cases of real estate brokers without practice certificates and operating in violation of regulations; review and publicly disclose information on planning, land use plans, and licensed projects to limit the situation of "speculation and price inflation" of land.

The People's Committees of communes, wards and Phu Quy special zone need to disseminate land laws, warn against fraudulent tricks through "land brokers"; at the same time, direct specialized departments to handle land procedures in accordance with regulations, and in case of difficulties or problems, report to Lam Dong Provincial People's Committee for consideration and handling.

Illegal land brokers are operating with many tricks to inflate land prices, affecting the real estate market in Lam Dong province.

Lam Dong Provincial People's Committee also requested the Provincial Police to verify, investigate and strictly handle brokers who commit fraud, gather crowds causing disorder in the locality; thoroughly handle illegal real estate brokerage lines, especially on social networks.

The Department of Construction is assigned to regularly inspect and examine real estate brokerage establishments and strictly handle violations according to regulations.

Lam Dong Provincial People's Committee assigned the Department of Agriculture and Environment to preside over the inspection and prevention of acts of arbitrary leveling and subdivision of land... to serve illegal land trading; directed the Land Registration Office to coordinate with commune-level authorities to resolve administrative procedures on land in accordance with legal regulations; strengthened the management of the current status of agricultural land use and production forests in areas at risk of encroachment, occupation, and illegal subdivision and sale.

Direct the Provincial Land Registration Office to coordinate with the Provincial Public Administration Service Center to unify and guide the use of one-stop electronic software to facilitate administrative procedures for people and businesses.

At the same time, strengthen inspection and supervision of the reception and settlement of registration and transfer of land use rights dossiers to promptly detect cases of taking advantage of land division and separation for speculation and illegal trading. From there, closely coordinate with the People's Committees of communes, wards, Phu Quy special zone and relevant agencies in providing information, handling or reporting to propose competent agencies to handle suspected cases of illegal land trading.
