On July 9, Knight Frank Vietnam announced the Real Estate Market Research Report for the second quarter of 2025.
The report said that in the past 6 months, the real estate market has changed a lot, in which the supply and demand of apartments in Ho Chi Minh City and Hanoi has increased dramatically.
Apartment supply and demand have both increased dramatically, while average prices have decreased.
Specifically, the average asking price of apartments in the primary market in Ho Chi Minh City was approximately USD 3,729/ m2 , up 2% quarter-on-quarter and 10% year-on-year. The supply of new apartments in Ho Chi Minh City reached approximately 1,500 units, up 140% quarter-on-quarter and 16% year-on-year, with 35% of the new supply classified as affordable.
Average asking prices remained stable as the launch of affordable units reduced average prices, while unsold inventory was carried over this quarter, keeping prices stable.
The average asking price of apartments in the primary market in Hanoi was approximately USD 3,284/ m2 , up 6% quarter-on-quarter and 26% year-on-year. In the second quarter, Hanoi recorded the supply of approximately 7,100 new apartments, up 129% quarter-on-quarter but down 16% year-on-year.
The report also said that with about 2,300 apartments sold in Ho Chi Minh City in the second quarter of 2025 (up 230% quarter-on-quarter and 15% year-on-year), buyers' sentiment was quite optimistic. Meanwhile, Hanoi recorded 7,400 apartments sold, nearly three times higher than the previous quarter.
Knight Frank forecasts that in the last 6 months of 2025, about 4,900 apartments will be opened for sale in Ho Chi Minh City, while in Hanoi it will be more than 10,000 units.
Ho Chi Minh City is expected to welcome a wide range of products, from low-cost to super-luxury segments, with the average asking price of apartments in the primary market at around 3,800 USD/ m2 . The average price for this type of apartment in Hanoi is around 3,400–3,500 USD/ m2 .
