One Refractories, a Belgian company with nearly 100 years of experience in the field of refractory materials, has just officially signed a land lease contract with Long Duc Industrial Park (LDIP), Dong Nai province, to deploy its first factory project in Vietnam - also the company's first production facility in Asia.
The project covers an area of 2,025 m², strategically located just 45 minutes from Ho Chi Minh City and Long Thanh International Airport, benefiting from modern infrastructure, full support services and convenient traffic connections to major industrial centers.
Founded in 1925 in Belgium, One Refractories is a family-owned business that supplies high-quality refractories to core industries such as cement, steel and metallurgy. The expansion into Asia is part of the company’s long-term development strategy, to enhance its ability to serve customers in the region and to capitalize on opportunities in rapidly growing markets.
In this project, Savills Vietnam acts as industrial real estate consultant for One Refractories, supporting from market research, survey to negotiation and completion of land lease procedures.

One Refractories’ selection continues to demonstrate Vietnam’s attractiveness to global industrial investors, especially in the context of shifting supply chains and increasing demand for localized production.

In March 2025, the CEO of One Refractories was one of 34 CEOs of leading Belgian and EU corporations and enterprises in the fields of logistics services, seaports, energy transition, climate change response, healthcare, food, etc. accompanying King Philippe on a state visit to Vietnam. This was the first state visit after more than 50 years of establishing diplomatic relations between the two countries, taking place in the context of Vietnam entering a new era.
