Survey data from 502 real estate brokers shows that up to 64% of brokers believe that customers buying for residence account for over 40% of transactions, reflecting the growth momentum coming from real demand.
57% of brokers said that the group of customers buying to rent accounts for over 40%, showing that the investment trend has shifted from "surfing" to "real exploitation", focusing on the ability to generate stable profits over time.
Notably, 46% of brokers assessed the proportion of swing traders at less than 20%, indicating that short-term investment sentiment is clearly weakening. This is a positive signal, indicating that the market is developing in a healthier and more sustainable direction. Apartments show good resilience after the information on reciprocal taxes, especially in the new Ho Chi Minh City area.
Data from batdongsan.com.vn shows that the apartment market has recovered significantly since June 2025. Compared to April 2025, the interest in apartments in the new Ho Chi Minh City increased by 11%, and in the old Ho Chi Minh City increased by 9%. At the same time, the number of apartment listings in the new and old Ho Chi Minh City also recorded an increase of 12%, showing that supply is recovering according to demand.
According to Mr. Dinh Minh Tuan, Southern Regional Director of batdongsan.com.vn, the increased interest in the New City is the result of a reasonable population dispersion process, new administrative planning, along with the formation of satellite economic and service centers. These are the fundamental factors that help this area attract strong investment flows in the medium and long term.
