Speaking with Tuoi Tre Online on July 13, a representative of Dat Lanh Real Estate Company Limited (the investor of An Thai 1-2-3-4-6 apartments and Thai An office-apartment complex in Ho Chi Minh City) said that the company had just sent a document to the People's Committees of An Hoi Tay, Dong Hung Thuan, Trung My Tay wards, residents and the management board, and the management board of Thai An apartments regarding the review of the electrical system in the apartment building.
According to the document, this investor said that the above apartments built by the enterprise have been operating stably since 2008 until now.
Previously, when investing in the construction of the project, the enterprise calculated the capacity and power consumption to design the electrical system in the basement as well as the floors with enough load to meet the living needs of residents.
However, due to the high demand for electric vehicles among residents, the basement must have a charging area for these vehicles.
Dat Lanh raised the issue that recently, fires have occurred in apartments, serviced apartments, townhouses... nationwide, but it is not clear whether the cause was spontaneous combustion or the electrical system.
According to the recommendations of the fire prevention and rescue agency, Dat Lanh Real Estate Company Limited recommends that the management board and the management board of the apartment buildings have a plan to review all electrical equipment systems, electrical wires, especially in the basement and calculate the capacity used at the battery charging station, thereby informing residents how to use the charging station.
The device must clearly state the maximum capacity and current, and it is necessary to replace the wire to ensure the load capacity.
In addition, charging stations (if any) must be permitted by the competent authority for fire prevention, fighting, and rescue.
Dat Lanh recommends that apartment buildings must be equipped with adequate tools and staff with certificates of training in fire prevention and fighting, and adequate on-site rescue to put out fires and prevent the spread of fire.
This investor also recommends purchasing insurance for electric vehicles parked in the lot and in the basement.
Many apartments have arranged separate electric vehicle charging areas.
Speaking with Tuoi Tre Online , investors of real estate projects in Ho Chi Minh City said that according to current regulations, after handing over the apartment building, the management and operation of the apartment building is in charge of the apartment building management board.
Therefore, it is reasonable for the investor to recommend that the management board of the apartment buildings re-check the electrical system to prevent unexpected incidents during the process of charging electric vehicles in the apartment building because many apartment buildings have been handed over for 10-20 years.
According to this person, before there was no concept of electric vehicles, so the electrical system in the basements was only designed at a relatively low level. While the demand for electric vehicles is currently increasing, especially with many bicycles and electric motorbikes of various types, using many charging devices with different quality and origin. Therefore, it is necessary to enhance fire prevention and fighting safety in apartment buildings.
Currently, many apartment buildings have separate electric vehicle charging areas, no charging in the basement or overnight charging, and enhanced monitoring systems to ensure safety.
